We are the exclusive agents for the complete Schloss Oberstotzingen estate, which extends over a site of 26,233 m² (over 6 1/2 acres) and includes 6 building units (the main castle building, royal stables, workshop, staff quarters, stables and separate castle inn), two gate lodges (see attached: labelled SHO site map M500) and of course the castle grounds!
•Net floor space of (according to DIN norm 277) about 3,585 m² (over 38,500 ft²), about 52 rooms, 4 kitchens, 18 bathrooms, 17 separate toilets, a full cellar. For full details of the sizes and layout of the rooms please see the attached floor plans and the document: SHO_floor space DIN 277.
•The buildings are in excellent condition
•Maintenance and repairs were always carried out to the highest standards.
•The hotel inventory is all included in the sale price. In addition, all antiques and artworks in the estate are optionally available for purchase.
•The former hotel and restaurant capacity: A total of 17 comfortable guest bedrooms, some as suits, all en-suite. Meeting and conference rooms for up to 80 people. Castle restaurant with seating for about 28 people, terrace with the same number of seats. Castle bar with seating for about 30 people, beer garden for 60 guests.
•Parking in the castle yard and in a larger car park with a separate entrance.
•Two restaurant terraces: one in the baroque garden in front of the castle and the other behind the castle with a view of the grounds and the beautiful surrounding scenery.
•The moat around the castle has been drained apart from a small section, however it could be reactivated.
•The site is partly fenced off and partly surrounded by a wall.
•The castle grounds have been beautifully laid out with romantic, tree-lined avenues, large expanses of lawns with lots of space for events – for example with marquees of all sizes – a small pond and an extensive stock of old trees. There is also an old tennis court.
•There are countless opportunities for extension or modification in order to increase the number of guest bedrooms or to create new function rooms. There is unlimited potential in the attic of the castle itself and in all of the surrounding buildings, some of them with impressively large attics!
•Various building and conversion permits have already been obtained and not used (some have expired) for several of the outlying buildings (e.g. to extend the conference centre). The previously approved plan for extensive expansion of the hotel in the form of a new building with an underground car park in the castle grounds should be of particular interest.
•The castle buildings are listed as a national monument. The state of Baden-Wuerttemberg provides financial support to the owners of listed buildings, or those responsible for their upkeep, for the maintenance and care of national monuments. Apart from direct support in the form of grants, the upkeep of buildings and cultural monuments is also tax-deductible.
•The estate could of course also be used as a family home, company headquarters, nursing home, sanatorium, hospital, etc.
Since the middle ages Schloss Oberstotzingen has stood at the edge of a little town of the same name where the Swabian mountains meet the wide lowlands of the Donauried. As part of regional restructuring in the 1970s the castle was incorporated into a suburb of Niederstotzingen.
Schloss Oberstotzingen is located exactly half-way between Stuttgart and Munich and is very easy to reach by road! Two motorways meet nearby: the north-south A7 (Flensburg-Fuessen) – exit 6 km away and the east-west A8 (Karlsruhe-Salzburg) – exit 10 km away.
All distances are given in minutes by car:
•Stuttgart 1h 15 min.; Munich 1h 20 min.; Kempten (Allgaeu) 1h; Ulm 30 min.;
•Heidenheim 20 min.; Guenzburg an der Donau (Bavaria), centre 12 min.; Legoland Germany 15 min.
•International airports: Stuttgart 1 h; Munich 1 h 25 min.; Frankfurt 2 h 25 min.
You can also get there by train! From the castle it takes four minutes to get to Niederstotzingen station by car (the Regional-Express to Ulm takes 20 min, where one can connect with all mainline (ICE) routes).
